There are a number of applications that you can file with the LTB; for both Landlords and Tenants.
L1 - Application to evict tenant for non-payment of rent
The L1 application is used to evict a tenant due to Non-Payment of rent. But only after an N4 has been served and rent has not been paid
L2 - Application to End Tenancy and Evict a Tenant or Collect Money
The L2 application can be used to evict tenants in certain situations. This includes damaging the unit, overcrowding, and more.This also lets money be collected that can't be collected through just the L1. Unpaid utilities, monetary damage to unit, etc...
L4 – Application to End a Tenancy and Evict a Tenant – Tenant Failed to Meet Conditions of a Settlement or Order
L5 – Application for an Above Guideline Increase
L6 – Application for Review of a Work Order about Provincial Maintenance Standards
L7 – Application to Transfer a Care Home Tenant
L8 – Application Because the Tenant Changed the Locks
L9 – Application to Collect Rent the Tenant Owes
L10 – Application to Collect Money a Former Tenant Owes
You can use this application if the tenant has already moved out of the rental unit and want an order to:
collect rent or compensation you believe the former tenant owes you
collect an amount for charges related to NSF cheques the former tenant gave you
collect costs you believe the former tenant owes you for unpaid utility bills (utilities mean heat, electricity and water)
collect money you believe the former tenant owes you for damaging the rental unit
collect costs you incurred because the former tenant or someone else visiting or living in the rental unit substantially interfered with your reasonable enjoyment or lawful right, privilege or interest
T1 – Tenant Application for a Rebate
You can use this application to have the Landlord and Tenant Board (LTB) determine whether your landlord collected money from you that they should not have collected or failed to pay you money they owe you.
T2 - Applications About Tenant Rights
You can use this application to apply to have the Landlord and Tenant Board (LTB) determine whether the landlord, the landlord’s agent or the superintendent:
entered your rental unit illegally,
changed the locking system without giving you replacement keys,
seriously interfered with the reasonable enjoyment of the rental unit or the complex by you or a member of your household,
withheld or interfered with vital services, care services, or meals,
harassed, interfered with, obstructed, coerced or threatened you.
T3 – Tenant Application for a Rent Reduction
You can use this application to apply to the Landlord and Tenant Board (LTB) for an order reducing your rent because the landlord:
reduced or discontinued a service or facility, or
experienced a decrease in municipal taxes and charges.
T4 – Tenant Application – Landlord did not Comply with an Agreement to Increase Rent Above the Guideline
You can use this application to apply to the Landlord and Tenant Board (LTB) to have all or part of the rent increase above the guideline returned to you, if you and the landlord:
signed an Agreement to Increase the Rent Above the Guideline (Form N10), and
the landlord failed to comply with all or part of what the agreement required the landlord to do.
T5 – Tenant Application – Landlord Gave a Notice of Termination in Bad Faith
You can use this form to apply to the Landlord and Tenant Board (LTB) to determine if the landlord gave you a Notice of Termination in bad faith. You can apply if you are a former tenant who moved out of a rental unit because the landlord gave you one of the following notices and you believe that the landlord gave the notice in bad faith:
Form N12 Notice to End your Tenancy Because the Landlord, a Purchaser or a Family Member Requires the Rental Unit,
Form N13 Notice to End your Tenancy Because the Landlord Wants to Demolish the Rental Unit, Repair it or Convert it to Another Use
T6 – Tenant Application about Maintenance
You can use this application to apply to have the Landlord and Tenant Board (LTB) determine whether your landlord:
has not repaired or maintained the rental unit or the residential complex, or
has not complied with health, safety, housing or maintenance standards.
T7 – Tenant Application about Suite Meters
You can use this application to apply to have the Landlord and Tenant Board (the LTB) determine whether your landlord:
did not follow the rules under the Residential Tenancies Act, 2006 (the RTA) before they terminated their obligation to provide electricity to the rental unit and required you to start paying your own electricity costs, or
did not follow all the required rules under the RTA before requiring you to pay a portion of the utility costs for your rental unit.
